The trend continues. More and more occupiers are snapping up space during the planning and construction phase. “In 2019, every 5th square meter of office space in Germany’s Big 7, Hamburg, Berlin, Düsseldorf, Cologne, Frankfurt, Stuttgart and Munich, will be leased before building completion,” predicts Helge Scheunemann, Head of Research JLL Germany. He adds, “This trend can be attributed to the growing scarcity of modern office space with high fitout standards in Germany’s real estate hubs that we have been seeing for several years now. Activity on Germany’s top 7 office leasing markets remained lively going into 2019. According to current figures published by German Property Partners (GPP), Hamburg, Berlin, Dusseldorf, Cologne, Frankfurt, Stuttgart and Munich recorded total Q1 office take-up of around 858,000 sqm. This almost matches previous year results (+1%), event though office take-up increased significantly in Cologne (+45%), Hamburg (+29%) and Dusseldorf (+28%) in particular. Frankfurt recorded the biggest drop in take-up (-37%). The vacancy rate was down 0.7% compared to Q1 2018 to 3.2% on average.

More space was leased in Germany’s top 6 market office markets in H1 2016 than during the previous year with 1.6 million sqm. Recording 450,900 sqm in take-up, Berlin came in ahead of Munich at 372,100 sqm. Cologne experienced the steepest increase, up almost 65% to 207,000 sqm. The Society of Property Researchers, Germany (gif) has published the final office market figures for 2015. The figures are compiled at coordination meetings with local real estate agents and a large number of investors and are considered the lowest common statistical denominator within the industry. Values were published for all cities except Düsseldorf. The results are largely in line with figures already published by major real estate agents. There has been a moderate increase in take-up in Stuttgart, Frankfurt and Hamburg and a substantial increase in Berlin, Munich and Cologne. Total increase in take-up was 16% and the vacancy rate decreased to 5.9% in these primary locations.

ADDITIONAL COSTS DETERMINED BY QUALITY AND SIZE OF OFFICE BUILDINGS

According to the latest OSCAR study by JLL, additional costs for office space in Germany have increased slightly, putting what’s known there as the “second rent” at a new all-time high. However, additional costs for space in air-conditioned buildings only increased by around 2% (to €3.96 per sqm/month, with 4% in the previous year), reflecting an increase of roughly 8% in a five-year comparison. Following a decrease of around 2% last year, the OSCAR 2015 study found that additional costs increased by the same percentage (2%) to €3.34 per sqm/month, up by around 3% in a five-year comparison.

Green investments are becoming increasingly important and are outperforming the overall market. This trend can also be seen in real-estate investments. According to analyses conducted by BNP Paribas Real Estate, almost €5.3 billion were invested in certified green buildings out of the total investment volume of €27.9 billion that went into commercial properties throughout Germany in 2014. That means that almost one out of five euros was invested in sustainable buildings. Not only is this a year-on-year increase of 3 percent but also the best result recorded since the sale of the first buildings registered for certification in 2008 when the share of green buildings only came to slightly more than 5 percent.
